Every asphalt failure in Central Florida starts the same way: a small crack lets water in. Once water reaches the base, our heavy rains drive it deeper, it undermines the foundation, and that hairline crack becomes a pothole. Proper Stripes Orlando stops that chain reaction with professional hot-applied crack filling.
Water is the enemy
Asphalt itself is durable. What destroys it is water getting underneath and eroding the base, especially with Orlando’s daily summer downpours. Sealing cracks while they’re small keeps the base dry and solid, which is the whole ballgame for pavement longevity.
Hot rubberized sealant, not a quick squirt
We use hot-applied rubberized crack sealant, not cold pour-and-go filler that shrinks and pops out in a season. First we clean and dry the cracks so the sealant bonds. Then it’s applied hot, flows deep into the crack, and cures into a flexible seal that expands and contracts with the pavement through temperature swings, staying watertight.
Which cracks we treat
We seal working cracks up to about an inch wide, the linear cracks, joint cracks, and edge cracks that show up as a lot ages. Wider failures, alligator cracking, and areas where the base is already compromised call for patching or repair, and we’ll flag those instead of just filling over a bigger problem.
Best done as part of a maintenance cycle
Crack filling delivers the most value as routine maintenance, ideally before sealcoating. Seal the cracks, then coat the lot, and you’ve protected the surface top to bottom. On its own, it’s still one of the cheapest, highest-return things you can do for a commercial lot.
